Nornickel: New housing in Norilsk will be built by developer proof-tested by the Far North

07 september 2022

(niros.ru) - To implement a large-scale housing renovation program in polar Norilsk, Nornickel together with the city administration and the Ministry of Construction of the Krasnoyarsk Territory decided to attract a reliable developer with extensive experience in the Russian Arctic. The construction of the first two modern multi-story new buildings in the city was undertaken by Grad, a Krasnoyarsk-based company.

The need for housing renovation in Norilsk is long overdue: mass building in the city was carried out mainly in the 1940-1960s, new construction projects have not been implemented here for a long time. The municipal housing facilities consist of more than 850 apartment buildings, and the depreciation of the buildings has reached almost 45%. Due to extreme climatic conditions, buildings quickly become dilapidated: their bases are deformed, wall panels and blocks are physically worn out. As part of the large-scale renovation program launched in 2021 by Nornickel until 2035, about 100 new residential buildings are planned to be built in the city. This will allow more than 10,000 families to celebrate their long-awaited housewarming.

Moreover, the first lucky ones - almost 200 families - will receive the coveted keys as early as 2024: by this time, the construction of the first 2 nine-story monolithic houses under the renovation program should be completed. Based on the tender results, Grad was chosen as the developer for this construction. “Nornickel always tries to involve region representatives in its projects. In Norilsk, Grad carried out repairs to the building of the tax office, and today it is a modern good building. In the north of the region - these are Evenkia and Taimyr – the company built schools, kindergartens in remote settlements, where people are brought by helicopters, and building materials are transported along the tundra in winter, which was a good test for the developer,” said Sergey Tkachenko, the Deputy Chief of Nornickel’s Polar Division for assets development.

The first renovation building in Norilsk was along 50 years of October Street. It was decided to build new buildings on the piles left over from the demolished houses: Nornickel with builders and designers launched a series of pile tests, their reliability is beyond doubt. In addition to the piles splicing and further pouring of the grillage with concrete, the developer is now engaged in the restoration of the sewer. “Experience allows us to cope with such a facility. We have already prepared the construction site. Currently, the foundation is being strengthened and the existing piles are being spliced. In November-December of this year, we will complete the ground-works,” said Alexander Bochkun, Grad public relations.

At the same time, other renovation works sponsored by Nornickel are being carried out in the city: community facilities are being modernized, soils under residential and social buildings are being thermally stabilized, and dilapidated buildings are being demolished. Already next year, the construction of a modern innovative school for 1,100 students will start.

It is noteworthy that by a quadripartite agreement between the Russian government, the government of the Krasnoyarsk Territory, the administration of Norilsk and Nornickel, the company will allocate 81.3 billion rubles for the social and economic development of the polar city. This amount is equal to two-thirds of the total planned investment. The Nornickel President is confident that this agreement will continue the effective cooperation between the company and authorities at all levels to improve the quality of life in Norilsk.
